Building Survey

Building surveys are carried out for purchasers of residential and some commercial property. A Building Survey is a detailed inspection and report on constructional details, and the condition of the property. Building surveys are most appropriate for buildings in below average condition, properties over 150 years old, and those that you intend to alter significantly, or those that have had extensive alterations.

RICS Homebuyer Survey and Valuation Report

Homebuyer Survey and Valuation Reports give advice to purchasers of residential properties and can be provided for flats, apartments, houses and bungalows. They provide a concise but factual report on significant aspects of the condition of the property as well as an indication of the value. The Homebuyers Report is suitable for properties of modern conventional construction.

Residential Mortgage Valuations

A mortgage valuation is a restricted inspection and provides a report to the Bank, Building Society or other financial institution that confirms that the property under review is satisfactory for loan purposes. It is required by the institution as part of providing a mortgage loan when the property is purchased. Mortgage valuations can be carried out for new purchases or for properties that are already owned by the applicant, for example if the applicant is obtaining a re-mortgage.
The mortgage valuation can be provided for flats or houses and is normally provided to the institution on their approved forms. A copy of the valuation report may be given to the applicant, depending on the policy of the lending institution.
