We provide a valuation service on all types of residential property for mortgage and lending purposes, litigation and dispute resolution, portfolio, Compulsory Purchase, purchase or sale advice, Probate valuations, Building insurance and Leasehold Reform. Most mortgage providers will instruct valuers to carry out a mortgage valuation to enable them to make a formal mortgage offer. A valuation isn't a survey but it is a limited check on the property. You will probably have to pay for the valuation and most lenders provide a copy of the mortgage valuation to you but it is unlikely to cover items of detail which would be covered in a survey. There may be structural or other problems in the property that would cost a huge amount to put right - and they won't appear in the limited written valuation report. Most mortgage providers will instruct valuers directly and we act for most of the major financial institutions, including HSBC, Bank of Scotland, Allied Irish Bank, Virgin, Standard Life. We provide valuation reports using the financial institution's report form, where required, or an individual report compliant with RICS and Council of Mortgage Lenders' requirements. Building Insurance Valuations We can provide valuations for building insurance purposes. These are included in standard mortgage valuations, and RICS Homebuyers Survey and Valuations. However, it is often useful to obtain a rebuilding valuation from time to time to check that the value insured is correct. Please contact our office for a fee quotation.
