Previously referred to as a 'structural survey', the Building Survey is an investigation of the construction and condition of the building and does not normally include a Valuation. It can be for residential and most other types of property.

The Building Survey is most appropriate for buildings in below average condition and/or of non-modern construction techniques. In most cases a Building Survey is not appropriate for a flat (whether purpose built or conversion) due to the fact that some essential components of the building are unlikely to be accessible. In these cases a RICS HomeBuyer report would be more appropriate.

The Building Survey report will include comment on any defects, together with a visual inspection and comment on services. The report may recommend specialist or elemental reports on the structure, for example that of a structural engineer, but will not include testing of the electrical, plumbing or other services.
